What is included in the Due Diligence service

  1. Verification of land ownership rights and search for land information to ensure the seller is the lawful owner and has the legal right to transfer land rights. The search for land information is conducted to verify the lawful landowner and the presence of encumbrances or claims on the land. 

  2. Analysis of all relevant contracts concerning the land (such as lease agreements, financing, or credit agreements involving land encumbrances) and checking significant provisions in the contracts that may impede the intended transaction. 

  3. Information about the seller: if the seller is a legal entity, it is necessary to check the seller’s charter, authorized representatives, and other corporate documents or licenses related to the transaction. If the seller is an individual, it is necessary to verify the seller’s marital status and the validity of heir rights (in case the land was inherited). 

  4. Additional documentation

  • evidence of tax payments (e.g., land tax and property tax — PBB, as well as taxes and fees related to land acquisition), 

  • research in relevant institutions (e.g., land agency and/or relevant government bodies related to land)

  • other documents that may be requested in connection with the legal check.
