Villa Owner Demands 100 Million Rupiah for Repairs
In February 2023, a foreign national leased a villa for two years, paying the full rental amount upfront along with a 25-million-rupiah deposit. The transaction was facilitated by a broker agency, which later disappeared, leaving the tenant without any support.
The problems began in December 2024, when heavy rains caused leaks in the villa’s roof and walls, leading to mold growth that made the property unlivable.
Despite repeated requests for repairs, both in person and in writing, the owner ignored the issue, and the situation only got worse. When he finally started fixing the damage, he shifted the entire responsibility and cost onto the tenant.
The contractors he hired demanded payment from the tenant, who refused to pay, as these expenses were the owner's responsibility.
Soon after, the owner demanded 100 million rupiah from the tenant for villa repairs and refused to return the deposit. He claimed the damage was the tenant’s fault, blaming it on poor maintenance.
The situation quickly escalated as the owner began threatening and harassing the tenant—including following them, sending intimidation letters, and making threats of deportation and legal action. In the end, the tenant had no choice but to leave the villa before the contract ended.
To make matters worse, the owner sent their lawyer relative to intimidate the tenant, causing even more stress and fear.
That was when the tenant sought legal assistance from our agency. After carefully reviewing the rental agreement, we confirmed that the owner was fully responsible for maintaining the villa. These terms were certified by a notary, making them legally binding.
