When a contract isn’t enough: a rental dispute over a villa in Bali

Rental disputes in Bali are not uncommon, especially for foreign tenants. Even when rent has been fully paid, property owners or management companies may attempt to change the terms or demand early eviction.

In these situations, it is important to understand one key principle: internal financial disputes between agents and property managers should not affect the tenant’s rights, as long as the tenant has fulfilled their contractual obligations.

What Happened

A client approached us after renting a villa in Bali for one year. According to the agreement, she paid the full rental amount upfront at the time of signing.

However, six months into the lease, the property management company suddenly claimed that only half of the rental period had been paid and demanded that she vacate the villa immediately.

Their argument was based on an internal issue: the real estate agent had allegedly transferred payment for only six months instead of the full year.

In other words, a dispute between the agent and the management company was being shifted onto the tenant — despite the fact that she had fully complied with her obligations and had proof of full payment.

What We Did

After a consultation, a lawyer helped gather and review all rental documents. The client had a full package: a booking contract, confirmation of stay dates, bank payment confirmation, and the contract between the agent and management company.

The lawyer analyzed the documents and prepared an official letter to the management company, stating the client's legal position: her obligations were fully met, and any financial disagreement between the agent and the company could not justify the tenant's eviction.

The Result

After receiving the legal letter, the management company reconsidered its position.

The eviction demand was officially withdrawn, and the company chose to resolve the financial dispute directly with the real estate agent.

The client was able to continue living in the villa without interruption until the end of the paid rental period.

When renting property in Bali, it's important to keep all documents: rental contract, payment confirmation, and correspondence with the agent or management company. These documents help protect a tenant's rights in the event of disputes.
